The land parcel price at $1 US dollar per square meter is below market and is a great opportunity for an investor or investors who may want to develop a resort, RV park, or commercial business opportunity. Highway 5 is a well-traveled route for tourists traveling to La Paz and all points in between. There are no services in this area.

The lagoon and the peninsula are beautiful. It is a great place for swimming and paddle boarding. The land is a short walk to Chenowith Legacy Lodge to the north, and to the south is nothing but trails and nature.

The land is not part of an Ejido and it has been privatized and title is held in a Mexican Corporation.

Here is the story about the land.

I bought it thinking to build a resort and a few homes for myself, family and friends. I have recently realized that I am not going to be able to do that for various personal reasons. Therefore, I either sell the land or find some partners that want to build a home for vacation or full time living just like I do, and together we build a cooperative village for all.

I am looking for 20 like-minded, forward-thinking people to share this land with. A small group that will collectively own the entire parcel of land together, and perhaps sell more homesites or develop some of the land for commercial use, lease, or other use for profit in the future.

This is an opportunity not only to buy a homesite but to receive a return on investment in the future.

Homesite partnership offer.

I am an architect and building contractor who has been mostly designing, building, and remodeling homes on the Baja coast between Rosarito and Ensenada for the past 15 years.

I like San Felipe and the warmth and outdoor adventure spirit of the area going south of San Felipe.

My vision with my homesite partnership offer is that there are potentially 10 waterfront homesite lots about 10 meters wide x 40 meters deep (400 square meters), which I believe is the most valuable part of the land. I would like 1 of those lots for myself, and 1 of the lots should be retained for community beach road access for everyone. That leaves 8 available waterfront homesites.

I am thinking that another 4 homesites could be second tier back from the waterfront, another 4 third tier, and another 4 fourth tier. That is 21 partners including myself.

Equal share percentage of the corporation.

My proposal is for all 21 partners to own an equal share percentage of the corporation that owns the land. Initially, the 21 partners are assigned specific homesite development rights with regard to waterfront or first, second, third, or fourth-tier homesite rights according to buy-in price.

This partnership ownership structure eliminates the need for lot subdivision or environmental impact studies required for resort and maritime concession development by the Mexican Government. All development other than commercial is considered owner-builder residential use.

Regarding security, the aim is to build a house for a live-on-site guard and perhaps family. Additionally, a storage barn for community maintenance work and a shared workshop for everyone to use can be added.
